Today in step 3, I will give you tips to Repair or Update your Clearwater FL homes for sale, so that your buyers will see the value of your home. So, get ready to ask a staging professional or be prepared deal with these items by yourself.
Okay, to get started, give your entire home a deep cleaning: walls, carpets, cabinets, faucets, etc – everything should look its best after you clean. Most people find this to be a huge job and hire a professional crew through their staging professional.
Now, go through your entire home and identify everything that is wrong with your home or hire a staging professional to make this list. Once you have a comprehensive list, it is time to price the items on the list. You can shop at home depot or Lowe‘s; or check with a staging professional to determine what it would cost for each item on the list.
For example, these items might be on your list:
- Purple paint in the kitchen,Textured ceilings,Bare spots in front yard,Broken faceplate on kitchen light switch,
Cracks in your asphalt driveway
30-year old cabinets and counter tops in the kitchen,
Water stain on the kitchen ceiling,
Worn carpet in the Master Bedroom,
Outdated carpet in the family room,
20-year old appliances,
The toilet seats are, lets say, old,
Hall bathtub has stains around the drain,
Broken fence planks,
Cracks in the sidewalk,
Moose head wallpaper in the family room,
Faucets in the bathrooms are stained and leak,
Windows are old, dingy, and leak throughout your home, and
The tile near the front door is cracked.
ROI – Now, you must determine what you will spend to fix up your Clearwater Fl home for sale to maximize the return on your investment. Make sense?
Cheap Things You Can Do to sell your Clearwater home
You may choose to paint your home. This is a good idea if you have not painted very recently or if the room colors are not neutral. Many staging professionals recommend this as one of the best investments you can make when you are ready to sell your home. Just remember to get professional help picking neutral colors.
Replace faucets and handles in the bathrooms and kitchen if they are stained. Fix leaky faucets
Just replace toilet seats, and shower curtains.
Carpets – Take a close look at your carpets after the deep cleaning. Leave them unless the carpets are old, worn (can’t repair) or if the color is outdated.
Floor tile – If your tile has any cracks, then fix them, so that they are in good repair.
Front door – Your front door gives a first impression just before the buyer enters your home. If it is old, not a neutral color or not working, then change the door.
Interior doors – Make sure they close without sticking and the latches work. If a door is old; not a neutral color or is not working – change the door.
Kitchen drawers – Check to make sure they run on the tracks smoothly and do not jam, or wobble.
Light bulbs – Make sure all light fixtures are up-to-date and have bulbs and the bulbs work.
Bedspreads, and blinds should be neutral and in good repair.
Now, that list may not sound cheap, but wait until you see the upgrade list! My point is to make a list and determine the cost of these items, so you know the cost up front and ask your Clearwater FL Realtors (Jack and Cyndee Haydon) and staging professional how much this will improve your chance of selling your home for top dollar!

Check out the neighborhood homes for sale, and the ones that have sold in the last few months to get an idea of what these owners have done to their homes. Clearwater Florida Home Sellers are preparing for Spring Home Selling Season
Clearwater Florida – I was talking with my friend Gayle Wade who is a Clearwater home stager and has been helping sellers in Pinellas County get there home ready to be sold in this “buyers real estate market” and realized this may be a topic our home sellers need to hear more about.
Super Bowl Weekend has ended and what a great game we had here in Tampa Florida – however it reminds me that this traditionally marks the start of the Spring Buying Season in real estate. Anecdotally, Clearwater real estate agents will tell you that buyer activity tends to tick higher at this time of the year.
Meanwhile, with mortgage rates still trolling near all-time lows and Congress debating a first-time homebuyer tax credit, 2009 may bring out even more buyers than we’ve seen in the past.
Just having your Clearwater home on the market may not be enough to attract an offer, though — the house has to have appeal. That brings us to home staging — the process by which a homeowner re-organizes and re-presents his home to appeal to as many potential buyers as possible.
Home staging is part-science, part-art, and part-psychology. Clearwater Homebuyers tend to judge homes within the first 8 seconds of seeing them so making a quality first impression can mean the difference between getting multiple bids, and just getting a lot of foot traffic.
