Clearwater Real Estate – We can Now Slash Florida Property Taxes by 25% in November

Clearwater Real Estate News on Property Taxes
Clearwater Florida – I just got back from a trip to
Tallahassee where a group of 40 Pinellas County community leaders got to meet
with our Governor Charlie Crist, Secretary of State Charles Bronson, Attorney General
Bill McCollum and the next Chief Justice of the Florida Supreme Court, Justice
Quince along with our Senate and House leaders. We
discussed efforts to make Clearwater Real Estate
more affordable by targeting property taxes and home insurance and Governor Crist updated us on whats in the works.
While we were there the Taxation and Budget Reform
Commission (TBRC) that only meets every 20 years approved a Florida constitutional
amendment proposal by a vote of 21 to 4 aimed at further lowering Floridas property
taxes by @25%.
Thats great news for those who own property in Florida or those wanting to buy real real estate in Clearwater .
Clearwater Real Estate Property Tax Changes Will Benefits All Property Owners
The Florida Constitutional Amendment would:
- Remove
local school taxes paid by real estate owners in favor of an increased
sales tax (1% is proposed) and fewer tax exemptions for non-essential
items. - The
cut would apply to ALL real estate properties – not just homesteaded property.
(Great news for investors and second home owners in Clearwater) - Reduce
the amount local governments can increase assessments on commercial,
rental and second homes from 10% to the 5% we had all hoped for.
So how do they plan to make up the lost revenue? The
amendment would authorize an increase in the sales tax of up to 1% and the repeal of
sales tax exemptions determined not to advance or serve a public purpose.
Current exemptions would be maintained for the following::
- Food,
- Prescription
drugs, - Health
services, - Charitable
and Religious institutions, - Residential
Rent, - Electricity
and - Heating
fuel
Under Floridas
State Constitution, any new tax needs 66%, or 2/3s, approval – more than the 60
% is usually required for constitutional amendments. Now is the time for all Clearwater Florida property owners
to stay vigilant – we are making progress and I think this will help those with
Clearwater homes for sale or those
looking to buy so please encourage everyone you know to get informed and vote
in November.

Clearwater Real Estate – March Madness means Something Different on Clearwater Beach

Clearwater Florida – We its officially spring break here and so for us regrdless of where the basketball tournament is taking place its always March Madness in Clearwater Florida this time of year. Everything takes a little longer for us locals. These are the 2-3 weeks we have to exercise our patience – the price we pay for owning a piece of paradise, Clearwater Real Estate.
The good news is that Clearwater Florida homes for sale are getting more showings as people are drawn to buying property here so they can enjoy our tropical Florida Lifestyle for more than just 1 hectic week a year.
Take a Break to Shop for Clearwater Real Estate
I have to tell you that showing Clearwater homes for sale during this period is a challenge – so be prepared. If you are looking to buy a home in the the Tampa Bay area over spring break be sure you give yourself lots of time to get to each home or condo – because traffic is heavy even during the middle of the week.

Clearwater Real Estate News | Clearwater Home Buyers Get a Gift Today – Now You need to Claim It!

Clearwater Florida The Federal Reserve today took swift and decisive action to send a clear message to the stock market while also giving a gift to home buyers because it slashed interest rates by 75 basis points from 4.25% to 3.5%. This is the biggest cut in over 24 years and should help our Clearwater real estate market along with the Tampa mortgage industry.
Its a Great time to buy Real Estate in Clearwater
The good news is that for all of us with money in the market it reacted positively to this news. So for all those Clearwater home buyers trying to decide if now is a good time to buy, I would say, “YES” since we have low rates and there is still a large number of motivated sellers which makes it a great time to lock in.
Today, we had a home buyer close on their FHA loan and get into their new house and they were able to buy this home because of the down-payment assistance and the seller paid closing costs and prepaids :-)
Our Clearwater home buyers actually ended up with a 30 year home loan with a 6.25% fixed interest rate and even got over $100+ back at closing. I wish I could say that is normal but its not.
Its the result of having dedicated buyers agents like us negotiating for the home buyer and also the fact that there are Clearwater sellers who want to get out from under the monthly cost of ownership.
In this particular case the home seller had completely remodeled this house and expressed his frustration at the closing table because not only did he not make money on this home and after putting in hundreds of hours of work he realized he had actually spent more money on repairs and renovations than he netted at the settlement table.
I really felt for him, weve known other home sellers in the same situation and its a bummer however, it was an incredible gift and fresh start for the family who bought his home.

Clearwater Florida Each Sunday we feature one of that weeks sunsets. Today you get a bonus in addition to a Clearwater Florida Sunset you also get and 7 Fun Facts about me. “Why” youre asking? Well…because I got tagged by San Mateo Real Estate agent, Vicki Moore, to participate in the 7 Facts About Me challenge. This challenge was started by Liz Fuller on her blog called More Than WE Know about Women Entrepreneurs. Seven Fun? Facts about Me

I spoke Spanish before I spoke English growing up and unfortunately didnt use it and lost most of it which is my only regret in life :-); -
I learned how to drive a stick shift car in 1 day and drove from Philadelphia PA to Houston Tx the next day to go to work for Houston Lighting and Power for my Computer Science internship job while in was in college at the University of Florida.

I stayed home for 5 years when we had our boys and learned to paint, became a certified instructor and taught during that time and it was the way I got my ”adult girlfriend time”. One of my favorite things to paint is glassware and I designed a series of “Wild Women” glasses to enjoy our wine with!

When I was 6 years old my brother and I spent the summer with my Grandmother in Guatemala and since my hair was fine and tangled easily my Mom went “low maintenance” and cut it so short before I left that everyone asked me if I was a boy or a girl all summer 🙂 I also have a younger sister. -
We home-school our two boys which is always an adventure.

My favorite vacation or getaway is any place with a great beach I love the tropical lifestyle.

I changed the spelling of my name when I was 12 and feeling “creative” so Cindy became Cyndee and stuck!

So as the sun sets here in Clearwater Florida I know this is not the post you are use to and I hope you enjoyed it none the less its a great reminder to step out of the box explore and learn more about other interesting people around you even though I was asked to name seven there were many others that came to mind. So this week I challenge you to learn a little bit more about someone new!
