Waterfront Living – Here is an update on what’s happening in Island Estates, Florida – Clearwater’s premier deep water waterfront neighborhood. Many people lately have asked me for an update on what’s happening in that neighborhood since we’ve all heard reports of it being a “strong home buyer’s market.”
We’ve included graphs of how long it’s currently taking for Island Estates, Florida homes to sell. When we look at the graph for 2007 it can be a little confusing when you realize that only 1 to 3 Island Estates homes have sold each month this past year – it’s easy to see how a single home could skew the graphs. We all have known homes to be on the market for sale at the “if someone offered me this I would move” price. We also gave you a 2 year view of Island Estates Home Sales to get a feel for what’s happened in the big picture.
We can see that when we were in a strong “home sellers market” homes in Island Estates, Florida were selling in under 30 days in January of 2006.
We have seen the time it takes to sell take longer over this past year. In addition when you are dealing with high end luxury waterfront homes in Clearwater you are marketing to a smaller group of potential buyers.
With a limited number of sales each month buyers need a local Clearwater Beach Real Estate expert to research and analyze the various homes for sale to get up-to-date information so you’re not over-paying for your Clearwater luxury home.

What’s the good news – the median price on Island Estates Homes on the water is almost the same as it was 1 year ago. We seen some home buyers have purchased Island Estate Homes for a good value however, it’s easy to see why these highly desirable waterfront homes have a median value approaching $1.5 million.
