Step 6, It’s Show Time
As the name implies, it is now time to show your home to buyers, and this is a critical step.
Why is this step so critical?
The quick answer is that ‘If the buyers can‘t see your home when they want to see your home, then your home won’t sell.
Here are some quick tips to make sure your home is available:
- Be flexible – Realize that we are not the only real estate agents who will be showing your home, and the other agents will be on a tight schedule trying to show all the homes with the right requirements. If the agent wants to see your home at 9am on Sunday, then do it. If the agent only gives 1-hour notice, then do it.
- If you have an alarm system, then turn it off, so the agents don’t have to mess with it.
- If you have a pet, then take the pet with you when the agent shows the property.
- Always leave the home for showings. Take a walk, go shopping, etc. Just go.
- Make sure you keep your home show ready: curtains/drapes/blinds open, clean, picked up, fresh smelling and no dishes in the sink.
- Have all of your paperwork available: utility bills, insurance invoice, warranties, etc.
- Make sure your agent has your cell phone number, so you are available for questions from the buyers.
