Clearwater Florida is Getting Greener
Clearwater FLorida Real Estate News– Today Clearwater home owners are looking for ways to live green and be more “Eco Friendly” – from recycling to using green products when possible. The desire is often there before the products. Local Clearwater residents often tell me they’d like to be more “eco-friendly” at home but they aren’t sure where to start.
Well, now it’s going to be even easier for everyone to find more environmentally friendly products in Clearwater, Florida and everywhere else that has a neighborhood Home Depot.
Why? Because Home Depot is working aggressively to fully implement its new Eco Options program. They are working to get the best eco-friendly products into their stores for their customers. They invited all the suppliers of their 176,000 products to submit any “green products” they have for consideration in their Eco-Options program. They were surprise when their suppliers came back with over 60,000 products for consideration.
Home Depot’s goal was to find 6,000 products out of the 60,000 submitted that their customers would want to find in their local Home Depot store. With so many options the Home Depot Eco Options team went to work determining the “real green products” from the “voodoo” ones.
In the end, “Only 2500 of the products have made the cut to date. The proucts selected had to pass the muster with a man who fertilizes his own home garden with a liquefied worm paste product packaged in recycled soda bottles and fills his swimming pool with saltwater to avoid putting chlorine into the environment,” said Ron Jarvis, a Home Depot senior vice-president who oversees the Eco Options program.

What are some of the Eco Option products coming to a Tampa Bay Home Depot near you..
- Front Load Washers that use less water;
- Herbs & Vegetables sold in biodegradable pots that release nutrients into the soil;
- A Flush mounted light that generates 70% less heat and uses 2/3s less energy than standard lighting;
- None of the wood products they purchase come from the endangered regions worldwide;
- Solar powered landscape lighting;
- Paints that discharge fewer pollutants;
Home Depot Green Standards
Home Depot is committed to working with the Scientific Certification Systems, a private company that audits and certifies company “eco friendly” claims and they are helping Home Depot develop it’s green standards to include:
- the products environmental record over it’s entire product life-cycle;
- understanding the products it’s efficiency;
- as it relates to the products longevity;
- how sustainable is the production of the product;
- how can it be recycled when it’s no longer needed;
I applaud Home Depot for working to establish meaningful green standards. This is one of the challenges facing “eco friendly” consumers today – how to really determine how effectively green a product really is. I’m looking forward to learning more about eco friendly solutions we can implement in our home.

Property Tax Changes Help Clearwater Beach Condo Investors and Vacation Home Owners
Clearwater Beach Florida may see needed relief. Tallahassee finally made some progress today on the on-going debate about Florida’s Property taxes that could actually help our Clearwater beach real estate market, or Clearwater businesses and those Clearwater families who have outgrown their home or need to down-size.
While many Clearwater Beach home owners will debate it’s too little and others will say it’s just the first step – at least here in Clearwater Beach, Sand Key and Island Estates many of the vacation condo owners are going to see additional property tax relief – and it couldn’t come at a better time for many of them.
For example these proposed changes address property taxes for the second home owner, vacation beach condo owners and the Clearwater real estate investor by capping their annual property tax increase to 10% (even though many had wanted to see this capped at 5%) which is an improvement and under the new plan they will be seeing some relief and getting some peace of mind.
I am also happy to see Portability addressed. I have seen too many Clearwater and Clearwater Beach home owners trapped in their current homes and condos because of this.
One example is an elderly couple we know living in Clearwater who approached us about down-sizing due to failing health. When we did the actual analysis for them we found that if they down-sized their Clearwater home their expenses wouldn’t change because buying a Clearwater condo half as expensive would have been countered with the huge increase in property taxes. I believe this is a positive step forward, especially for older home owners.
The real questions for me are how much will the homestead exemptions and double exemptions really mean in savings to someone like me. The initial analysis by experts says very little. I’ll have to do some more investigating as the details unfold.
Clearwater Beach Florida Update | 4 Key Property Tax Changes Agreed to
These 4 measures below were approved and are on their way to being to put on the January 29th ballot as a new constitutional amendment.
- Portability. Those who qualify to Homestead (it’s your primary residence) will be able to take up to $500,000 of Save Our Homes protections to a new home purchase. If you buy a less expensive home then the amount would be pro-rated. This would applies to all property taxes.
- Double homestead exemption. If you Homestead you can get a second $25,000 exemption on the assessed value on the value of your homes over $50,000. Note: This does not apply to school taxes.
- A Tangible personal property tax exemption. Businesses could now get a break on taxes paid on equipment.
- 10% annual cap on Property Assessments for all Commercial and Non-Homesteaded property. For those who don’t qualify for homestead exemptions (for example vacation home owners, real estate investors, businesses) Property assessments could increase by not more than 10% each year on non-homestead property.

Condos on Sand key either face the intercoastal of the Clearwater Harbor or the beach and the Gulf of Mexico. Either way it’s a magnificent view and a great place to live or vacatio.
If you are looking to buy a Sand Key FL condo, the prices range from a low of $295,000 to the ultimate luxury Sand Key waterfront condo on the Florida Gulf of Mexico for $2,999,900 for the buyer who wants it all and wants to be on the beach.
Looking for Luxury beach condos on Sand key Florida, when we search the Tampa Bay MLS we found :
- There are currently 37 Sand Key condos for sale over $1 million.
Looking for a Sand Key waterfront condos at a bargain – there are some to be had when you realize the average price for a Sand Key Florida condo over the last 2 years has been $592,483.33 –
- There are currently 6 waterfront condos for sale on Sand Key for under $300,000.

Sand Key Florida has limited homes since it is mostly a barrier island of luxury oceanfront condos on Sand Key beach – Sand Key is actually part of the City of Clearwater.
Search the Tampa Bay MLS and you find there are currently only 4 homes for sale on Sand Key Florida. All the Sand Key homes for sale are waterfront homes and range in price from under $850,000 to a luxury Sand Key waterfront home with a pool for $1,499,000.

While Halloween is just three days away we are happy to know that our most recent Clearwater luxury home buyers felt working with us was “a treat” – not a trick!
These luxury home buyers contacted us from our Clearwater Real Estate and Community blog in early September and shared their dream of wanting to purchase their vacation home in the Clearwater Florida area. They flew down from Washington DC two weeks later to spend the weekend seeing the homes and condos on in local golf course communities that met their criteria.

They relied on us to be their Tampa Bay real estate advocates locally throughout the process since they were at home and out of town during the month leading up to their vacation home closing.
When a few problems arose we let them know immediately, we believe in full disclosure always.
