Vote Yes on Florida Tax Amendment 1Clearwater Florida – Pinellas County is reporting a 37% voter turnout – which tops even the 2000 and 2004 Presidential Primaries.

Amendment 1 did pass so for many of my Clearwater Florida real estate clients looking to buy a second home or condo in the Clearwater or Tampa Bay area – theyll be happy to know that the 10% per year tax cap passed for all non-homestead owners Clearwater home owners!

Many of us think it should have been 5% but our thought is half a loaf is better than no loaf – especially in this Clearwater Florida real estate market! Were making progress and the journeys not over but I believe its moving in the right direction.

I have shared with many of you that when Jack and I sold a beach house 3 years ago and bought one 1/2 as expensive our taxes doubled – so do the math that was a 4 times increase FOREVER – it was huge and Im glad others will not have the same experience we did! So what are some of the highlights of todays election results on a local level¦.

Calculating Florida Property Tax Portability Benefit

Step 1: Take a copy of your property tax record (its also available online) and find the two values:

    Step 3: If it is more than $500,000 – then change the number or use the number $500,000 (this is the maximum currently allowed under the new amendment) Step 4: Determine your potential new homes assessed value If your new homes just market value is equal to or greater than your current home use this formula to find new assessed value:

    If your new homes market value is less than your current home then you must first calculate your prorated tax equity using this formula:

    Clearwater Florida Real Estate Investors and Clearwater Home Owners Could be Winners Tomorrow

    Vote Yes on Florida Tax Amendment 1Tomorrow is more than just Super Tuesday in the Presidential Primary Election and local elections here in Clearwater Florida and the Beaches.
    In the state of Florida we have another big issue that will get decided on by Tampa Bay residents – it is Florida Constitutional Amendment 1 that has 4 components that will affect our future property taxes if it passes with 60% of the voters voting YES!
    Provision #3 is the one most of my real estate investors and second home owners are watching since it will provide much needed help to our non-homestead Clearwater Beach property owners.

    Remember when you vote it’s ALL or NOTHING! If the Amendment passes it will be retroactive to January 1, 2008. So I will give you an overview of the four Provisions Amendment 1 covers: 

    Florida Property Tax – Provision 1 – Increase Homestead Exemption $25,000

    Would provide another $25,000 to the homestead exemption for local taxes however, this does not apply to school taxes.
    While this is good for the individual Tampa Bay home owners local governments and municipalities say they will lose money.

  • Florida Property Tax – Provision 2 – Save our Homes Portability

    This will make “Save our Homes” portable statewide which will give those who want to move up to a larger home or downsize into a maintenance free condo or villa now won’t be slammed with a huge tax adjustment. I will explain how to calculate this in more detail. Just remember when looking to buy a house or condo in Clearwater and throughout the Tampa Bay area realize that the taxes shown in the MLS even if this passed will NOT reflect what your taxes will be on a new property purchase.

    Another great feature is that homeowners would now actually have 2 years from the time they sell their homesteaded home (or give it up) to transfer it to a new property. Your home had to be homesteaded in 2007 and you would have until 2009 to transfer this savings to a new purchase.

    Florida Property Tax – Provision 3 – Non-Homestead Cap

    This is the property tax provision that caps the property assessment increases at 10% for non homesteaded property (if you own or want to own a second home or condo here – this is for YOU). This has been desperately needed to help local businesses , second home and vacation home owners like many of our clients on Clearwater Beach and along property owners along Tampa’s gulf coast.

    While it’s going to help those vacation property owners in the future it doesn’t give them any relief for the recent property value run ups we experienced for local homes and condos on Tampa’s Beach properties. Note: Like Provision 1 – this cap will not apply to local school taxes.

    Florida Property Tax – Provision 4 – New Exemption for Business Equipment

    This provision creates a new $25,000 property exemption for some business equipment and mobile home properties. This should further help local business and mobile home owners at the expense of local governments. Mobile Home owners now won’t pay taxes on the first $25,000 of property value (often sheds, carports, other improvements).

    So tomorrow’s a big day in Tampa Bay and throughout Florida – it will be interesting to see what the people of Florida decide. Check back tomorrow and we’ll update you on the results and cover how to calculate your Save our Homes Portability.

    Clearwater Beach New Construction | Recreation Center Building on New Clearwater Beach Library

    Clearwater Beach Florida  Redevelopment - new library to be built at Beach Recreation Center - Photo of Temp LibraryClearwater Beach Florida   Tuesday I was out showing Clearwater Beach Real Estate and we drove by the Clearwater Beach Recreation Center when we were done to check out their temporary library. You can see it in  photo here. My two boys were with me and made me laugh when they asked me, “Mom, why is there a portable parked here?” I have to admit it looks out of place with Belle Harbor Clearwater Beach town homes and condos in the background and around it are views of the intercoastal waterway and the boat basin, site of the coming Sandpearl condo owners boat docks. I explained to them that this was just the temporary home of the Clearwater Beach Library  the Rec Center is building a new library this spring.

    Clearwater Beach Florida Beach Reacreation Center 33767Well the good news is that the Clearwater City Council plans to approve a major Beach Recreation Center renovation (to the tune of $600,000). It will include 1200 square feet of new construction the addition to the Center will create a permanent home for the Beach Library complete with its own air conditioning to keep the books from mildewing.  If all goes as planned, the new construction will be completed on time and the Clearwater beach library will open by May 2008. Other planned renovations will include updating windows, the kitchen and storage areas will be updated and an overall “face-lift” including upgrading their fitness room as well. Many people dont realize that the Beach Recreation centers waterfront multi-purpose room is available for rent for weddings on the waterfront, wedding receptions especially if getting married on the beach, parties and other group functions. It has a fabulous view and is one of those Clearwater Beach secrets that locals like to keep to themselves.
